Home Additions in Annandale, VA, Designed, Permitted and Built by One Team

Annandale is full of solid 1950s and 1960s ramblers, split-levels and brick colonials on generous lots, many with carports, side yards and room to grow. When a family needs more space, an addition is often the smartest move: you keep the neighborhood, the schools and the yard you already love, and you gain the room your life now needs.

Home Perfection Contracting designs and builds home additions for homeowners throughout Annandale, including Ravensworth, Wakefield, Lake Barcroft, Holmes Run Acres and Broyhill Crest. Our Burke office is about 15 minutes away, and we handle every step in house: measured drawings, structural engineering coordination, Fairfax County permits, construction and final inspections.

A Recent Annandale Project: Workshop Addition Behind the Carport

An Annandale family wanted a dedicated, weather-tight workshop without giving up their carport or building a separate shed. We designed an 11 by 17 foot room (about 187 square feet) that extends straight off the back of the existing carport, under a roofline and siding that match the house.

  • Design and permits: we drew the floor plan, elevations and sections in house, coordinated structural drawings with a licensed engineer, and secured the Fairfax County building and electrical permits.
  • Foundation: a new concrete slab on a proper footing, reinforced with steel mesh and rebar.
  • Structure and envelope: 2x4 framing, house wrap and full wall insulation, ready for the owners to finish the interior their way.
  • Matching exterior: blue vinyl siding, shingles and white gutters matched to the existing house, so the addition looks original, not added on.
  • Custom details: a charcoal double door for moving large projects in and out, and warm wood paneling on the wall facing the carport, both chosen by the owners.
  • Electrical: six outlets, four ceiling lights and two dedicated 20-amp circuits, sized for power tools.

In the same project we extended the front porch with a new concrete slab, sloped for drainage and kept clear of the existing columns, and widened the driveway so two cars can park side by side. Construction ran from January to February 2024.

Permits and Zoning for Annandale Additions

Annandale is an unincorporated community, so additions are reviewed by Fairfax County, not a town government. Most additions need a county building permit, plus separate electrical, plumbing and mechanical permits when those trades are involved. The county also checks zoning setbacks, lot coverage and height, which matters on corner lots and on the smaller lots in older subdivisions. A plat of the property is usually required, and structural drawings are needed for new foundations and roof framing.

We prepare and submit the drawings, answer county comments, and schedule every inspection, from footings and framing to final. For the workshop above, the building and electrical permits were issued in December 2023, and construction started right after.

What an Annandale Addition Costs and How Long It Takes

Every addition is priced from its own drawings, but the main drivers are size, foundation type, whether the roof ties into the existing house, and how much plumbing and HVAC the new space needs. For a full cost breakdown, see our guide to home addition cost per square foot in Northern Virginia. Typical timelines:

  • Design and drawings: typically a few weeks
  • Fairfax County permit review: several weeks, depending on the project and county workload
  • Construction: about 6 weeks for a small single-room addition, and several months for a second story or primary suite

What to Plan For When Adding On to an Older Annandale Home

  • Electrical capacity: many original Annandale homes still have smaller electrical panels. A new room, especially a workshop or a kitchen bump-out, often needs new dedicated circuits or a panel upgrade, which we price up front.
  • Matching the house: brick, vinyl and older siding profiles, roof pitch and trim details need to line up so the addition reads as part of the original home.
  • Mature trees and drainage: Annandale's large trees mean roots near footings and heavy leaf loads on gutters. We plan foundations, grading and downspouts so water moves away from both the old and new structure.
  • Carports and side yards: carports are common here, and they are often the easiest place to add space, as an enclosed room, a workshop or a garage, as long as setbacks allow it.

Annandale Home Addition FAQ

Do I need a permit for a small addition in Annandale?

Yes. Any room that adds conditioned or enclosed space needs a Fairfax County building permit, and electrical work needs its own permit. We handle the drawings, applications and inspections.

Can you build onto a carport?

Often, yes. The carport's posts, roof and slab are checked first; then we design a new foundation and framing that tie in safely, like the workshop project above.

Can we stay in the house during construction?

For most single-room additions, yes. We keep the work area separated and open into the house only at the end of the project.

Do you design the addition, or do I need an architect?

We prepare the drawings in house and coordinate structural engineering when it is required, so most Annandale homeowners work with one team from design to final inspection.
